These Terms & Conditions ("Terms") govern your use of the website bluehomeavailableproperties.co.uk (the "Site") and the lettings and property services provided by BlueHome Agency Ltd ("BlueHome", "we", "us", "our"). By using the Site or contacting us, you agree to these Terms.

1. Who we are

BlueHome Agency Ltd, a company registered in England & Wales (Company Number 14647077), registered office: 71-75 Shelton Street, Covent Garden, London, WC2H 9JQ. Contact: info@bluehome.uk.

2. Our services

BlueHome is a property lettings agency operating in North & West London. We advertise rooms, studios and flats, arrange viewings, process tenancy applications and handle maintenance reports on behalf of landlords. We are not the legal owner of the properties advertised unless expressly stated.

3. Property listings — accuracy & availability

  • All property details (price, photos, availability, bills, room sizes, transport links) are provided in good faith and are believed to be accurate at the time of publication, but they are not a formal offer or contract.
  • Properties are subject to availability and may be let, withdrawn or have their terms changed at any time without notice.
  • You should verify any detail that is material to your decision (e.g. exact measurements, council tax band, EPC rating) before signing a tenancy agreement.

4. Viewings and enquiries

Booking a viewing through WhatsApp, email or our forms does not guarantee a viewing slot or reserve a property. We will confirm your booking explicitly. We may ask for basic ID and proof of right to rent in the UK before or during a viewing.

5. Tenancy applications, fees & the Tenant Fees Act 2019

Where you proceed to apply for a tenancy, you will receive a separate written tenancy agreement and reference checklist. We comply with the Tenant Fees Act 2019, which limits the fees and deposits that can be charged to tenants in England. Permitted payments include rent, a tenancy deposit (capped), a holding deposit (capped at 1 week's rent), default fees and certain tenant-requested changes. We will not charge prohibited fees.

6. Right to Rent & anti-money-laundering

By law we must verify the immigration status of all adult occupants (Right to Rent, Immigration Act 2014) and, where applicable, perform anti-money-laundering checks. You agree to provide accurate identity documents on request. We may refuse a tenancy where verification cannot be completed.

7. Holding deposits

A holding deposit (maximum 1 week's rent) reserves a property while references are processed. It is governed by Schedule 2 of the Tenant Fees Act 2019. The deposit will be refunded, withheld or credited towards your first rent according to the outcome of referencing and the deadlines set out in writing at the time you pay it.

8. Communication via WhatsApp

When you contact us by WhatsApp, your message and any attachments are processed by WhatsApp / Meta Platforms Ireland Ltd in addition to BlueHome. End-to-end encryption applies to your messages with us, but Meta retains metadata according to their own policies. By contacting us this way you agree to our Privacy Policy.

9. Use of the Site

You agree NOT to:

  • Use the Site for any unlawful, fraudulent or harmful purpose
  • Submit false information, impersonate another person or scrape our listings
  • Attempt to gain unauthorised access to our systems, introduce malware or interfere with the operation of the Site
  • Reproduce, copy, sell or commercially exploit any part of the Site without our prior written consent

10. Intellectual property

All content on the Site — including text, images, photography, logos and the "BlueHome" name — is owned by or licensed to BlueHome Agency Ltd and protected by UK and international copyright and trademark laws. You may view and print pages for your personal, non-commercial use only.

11. Third-party links and services

The Site may link to third-party websites or use third-party services (e.g. Google Maps, Meta). We are not responsible for the content, accuracy or practices of those third parties. Following any link is at your own risk.

12. Disclaimer & limitation of liability

The Site is provided "as is" and "as available". To the maximum extent permitted by law, BlueHome excludes all warranties, express or implied, regarding the Site's accuracy, completeness or availability.

We do not exclude or limit liability for: (a) death or personal injury caused by our negligence; (b) fraud or fraudulent misrepresentation; (c) any other liability that cannot be excluded under English law (including liability under the Consumer Rights Act 2015).

Subject to the above, our total aggregate liability arising out of or in connection with the Site (whether in contract, tort or otherwise) is limited to £100.

13. Complaints

We aim to provide an excellent service. If something goes wrong, please email info@bluehome.uk with the details and we will respond within 14 working days. If you remain dissatisfied, you may be entitled to refer the complaint to a property redress scheme.

14. Changes to these Terms

We may update these Terms from time to time. The "Last updated" date at the top shows the latest version. Continued use of the Site after changes constitutes acceptance of the new Terms.

15. Governing law & jurisdiction

These Terms are governed by the laws of England and Wales. Any dispute will be subject to the exclusive jurisdiction of the courts of England and Wales.
