How do I rent a flat in London from abroad?

You can secure a home before you land. Pick a property from our live listings, message us on WhatsApp and we will run a video viewing the same week. We take a holding deposit, send the tenancy agreement digitally and hand over the keys on your arrival date. You do not need a UK bank account to start the process, only ID (passport) and proof you can pay the rent.

Can I rent in London without a UK guarantor?

Yes. Most of our landlords accept tenants with no UK guarantor if you pay a slightly larger deposit or a few months of rent up front. We also accept an overseas guarantor, an employer letter or a rent-guarantee service. Tell us your situation on WhatsApp and we will tell you straight away which of our homes will work for you.

Can I rent with no references or no credit history?

Yes. Many of our tenants are new to the UK and have no rental references or credit file. We look at affordability instead: proof of income, savings or a study place. Students, self-employed people and people paid in cash are all housed with us regularly.

How much does it cost to rent a studio flat in London?

In North and West London our self-contained studios currently run from about £1,200 to £1,350 per month, and most include all bills (gas, water, electricity and internet), with a couple excluding electricity or council tax. A 3-4 bed flat is around £2,800 per month. Prices are on each listing — no hidden admin fees.

How much is a 1 bedroom flat to rent in London?

Across Greater London a 1-bed averages roughly £1,600-£1,900 per month, more in Zones 1-2. In our areas — Harrow, Northolt, North Finchley, Tufnell Park, Finsbury Park, Tottenham — you get far more space for the money, which is why a bills-included studio at £1,200-£1,350 often works out cheaper than a 1-bed plus utilities.

How do I find a cheap flat to rent in London?

Three things cut the cost most: go out to Zones 4-5 with fast Tube or Elizabeth line links, take a bills-included home so you are not exposed to energy bills, and view fast — the cheapest homes are gone within days. We update our listings weekly and message our WhatsApp list first.

Do you accept benefits (DSS / Universal Credit)?

Yes, on most of our homes. Each listing states clearly whether benefits are accepted. We work with tenants on Universal Credit and housing benefit every week.

What do I need to move in?

Photo ID, proof of income or benefit award, the deposit and the first month of rent. Once you have viewed, references, deposit and contract are usually done within a few days and you can move in within a week.
